At Vintage Real Estate, we are committed to providing fair, transparent, and consistent rental criteria for all applicants. Our rental acceptance criteria are designed to ensure a smooth leasing process and a positive rental experience for both tenants and property owners.
Fair Housing Statement
We adhere to the Fair Housing Act and do not discriminate based on race, color, religion, creed, sex, sexual orientation, gender identity, disability, familial status, national origin, or any other legally protected category.
Application Requirements
To be considered for a rental property, each adult (18 or older) must submit a completed application, including:
- A government-issued photo ID
- A valid Social Security Number
- A non-refundable application fee of $95 per adult
Incomplete or inaccurate applications may be denied. Any misrepresentation of information may result in rejection or termination of an existing lease.
Income & Employment Requirements
Applicants must have stable, verifiable income to ensure financial responsibility
- Income must be at least 2.5 times the monthly rent
- Minimum of six (6) months of current employment required
- Three (3) years of employment history preferred
- Required documentation:
- Three (3) recent pay stubs
- Self-employed applicants: Two (2) years of tax returns + Three (3) months of business bank statements
- Retired applicants: Proof of pension, social security, or investment income
Credit Criteria
- Minimum FICO credit score: 550
- Scores below 700 may require an additional security deposit
- The lowest credit score in a joint application determines the deposit amount
- No active bankruptcies, evictions, or rental debts allowed
Criminal Background Check
- No felony convictions within seven (7) years for:
- Violent crimes
- Property damage or destruction
- Manufacture/distribution of controlled substances
- Registered sex offenders are automatically disqualified
Rental History
Applicants must provide three (3) years of rental history with contact information for past landlords.
- No evictions within the last seven (7) years
- No history of lease violations, excessive complaints, or property damage
- Relatives do not qualify as rental references
Occupancy & Vehicle Limits
- Maximum two (2) persons per bedroom, plus one additional occupant
- No more than two (2) vehicles per household without written approval. *this does not apply to appartments or this may very by community.
Pet Policy
All applicants must complete a pet profile through PetScreening.com.
- Restricted Breeds (Not Allowed): Pit Bull, Rottweiler, Doberman, Chow Chow, Wolf Hybrid, German Shepherd, and other high-risk breeds
- Limit: Three (3) pets per property
- Non-refundable pet fee: $250 minimum + $25/month pet rent per pet
Smoking Policy
All units are strictly non-smoking, unless otherwise specified in the lease.
Application & Holding Fees
- Application Fee: $95 per adult (non-refundable)
- Holding Fee: 50% of one month's rent (must be paid within 24 hours of approval). This is refunded after the lease is signed.
- Security Deposit Policy must be paid within two (2) business days
Required Move-In Funds
All move-in funds must be paid via certified funds (cashier's check or money order) two (2) business days before move-in. These may include:
- First month's rent
- Pro-rated rent (if applicable)
- Security deposit
- Lease activation fee ($125)
- Resident Benefit Package ($49.95/month)
- Non-refundable pet fees (if applicable)
Tenant Responsibilities
Tenants are responsible for:
- All utilities unless otherwise stated in the lease
- Minor repairs up to $200
- Lawn, shrub, and plant bed maintenance unless otherwise specified
- Pool care (if applicable)
- Preventative maintenance to avoid mold and mildew issues
Smart Home Systems & Locks
- Many homes feature keyless smart locks as part of the Resident Benefit Package
- Tenant responsibility: Maintain batteries & proper use
- Damage to locks or smart system: $750 replacement fee
Additional Information & Legal Disclosures
- Tenants must maintain renter's insurance throughout the lease term
