- No evictions, bankruptcies, or rental debt within the past seven years.
Criminal History Review
- Nationwide background checks for criminal convictions.
- No felonies for violent crimes or property damage within the past seven years.
- No registered sex offenders are permitted to rent our properties.
Rental History Verification
- Applicants must have three years of verifiable rental history.
- We contact previous landlords to confirm payment history and lease compliance.
- No history of evictions, lease violations, or outstanding balances with past landlords.
Income & Employment Verification
- Applicants must show consistent income at least 2.5x the monthly rent.
- We verify employment history and current income through pay stubs, tax returns, or employer verification.
- Self-employed applicants must provide business tax statements and bank records.
Pet Screening & Restrictions
- All applicants, even those without pets, must complete a PetScreening.com profile.
- We do not accept certain restricted dog breeds or exotic pets (see full list in screening criteria).
- A non-refundable pet fee and monthly pet rent apply for approved pets.
