Credit & Financial Background Checks

  • All applicants must meet our minimum credit score requirement.
  • We review credit history, outstanding debts, and financial responsibility.
  • No evictions, bankruptcies, or rental debt within the past seven years.

Criminal History Review

  • Nationwide background checks for criminal convictions.
  • No felonies for violent crimes or property damage within the past seven years.
  • No registered sex offenders are permitted to rent our properties.

Rental History Verification

  • Applicants must have three years of verifiable rental history.
  • We contact previous landlords to confirm payment history and lease compliance.
  • No history of evictions, lease violations, or outstanding balances with past landlords.

Income & Employment Verification

  • Applicants must show consistent income at least 2.5x the monthly rent.
  • We verify employment history and current income through pay stubs, tax returns, or employer verification.
  • Self-employed applicants must provide business tax statements and bank records.

Pet Screening & Restrictions

  • All applicants, even those without pets, must complete a PetScreening.com profile.
  • We do not accept certain restricted dog breeds or exotic pets (see full list in screening criteria).
  • A non-refundable pet fee and monthly pet rent apply for approved pets.
